Fletcher Management Ltd provides a full professional Property Management service that includes: - Screen all Tenants, checking References from previous Landlords.
- Credit checks, this fee will be charged to the Landlord ($12.00 plus GST). This is usually done in lieu of references for tenants who have been home owners and do not have rental references.
- Routine Inspections of your property followed by a written report and photos of work required.
- Notification of any maintenance required over $200.00 unless it’s an emergency and we need to minimise damage as required by your insurance company.
- Rents collected by Automatic Payment, Cheque or Cash, then deposited the first week of the month and followed by a statement.
- Notification when a Tenant gives notice.
- Property advertised when required to find a new tenant, this cost will be charged to the Landlord.
- A tenancy Agreement is signed, and a Bond of three to four weeks rent will be deposited at Tenancy Services at Wellington.
- Final Inspection done at the end of the Tenancy and if all is clean and tidy and undamaged the Bond will then be released.
- Representation on your behalf at the Tenancy Tribunal, an application fee of $20 will be charged to the landlord.
